Hot Water Temperature Maintenance
In large buildings, hot water often cools down on its way to the tap. Users run taps for ages before the water gets warm, wasting water and energy. Worse, pipework where hot water sits and cools is where Legionella bacteria can grow. That's a serious risk in hospitals, care homes, hotels and any building with long pipe runs.
ICE Thermal installs hot water temperature maintenance systems across the UK. We fit self-regulating trace heating cables to your hot water pipework, so the water stays at a safe, set temperature all the way to the outlet. Every job starts with a free site survey, so the system is designed around your pipework and how the building is used.

Our hot water temperature maintenance treatment process
Step 1 Contact
To book a free, no-obligation site survey, either give us a call on 0203 376 4802 or email us on enquiries@icethermal.co.uk.
A member of our friendly support team will get back to you to talk through your Hot Water Temperature Maintenance needs. It helps if you can tell us the type of building, the hot water problem (such as slow hot water or low temperatures) and whether you have a Legionella risk assessment. Photos are useful too, if you have them.
Where we can, we'll give you an early idea of cost for your Hot Water Temperature Maintenance service. If necessary, our engineers will visit the site to review the current situation, at a time that suits you.
Step 2 Quote
Following all health and safety rules, our engineer will visit your site and carry out a full survey. For your Hot Water Temperature Maintenance service, we'll trace the hot water pipework, measure pipe sizes, lengths and materials and find power supply points. We'll also look at how the building is used and where outlets are.
We'll also carry out a risk assessment, so nothing unexpected comes up once work starts. This covers access, working at height, other trades on site and any hazards we find.
Our team will then recommend the best option for your site and answer any questions. You'll receive a free, detailed quote for your Hot Water Temperature Maintenance service, showing the system design, cable lengths and circuits, controls, insulation and a likely timeframe, along with a likely timeframe for the work.
Step 3 Cleaning
Our fully trained engineers will arrive on time, in uniform and with ID badges, ready to begin the work. Before we start, we'll send you our risk assessments and method statements (RAMS) and agree working areas, times and access with you.
Our engineers will fix self-regulating cable along each pipe to the manufacturer's instructions. Each circuit is tested, then insulated and labelled. Finally, we connect the power, set up the controller and check that water holds its target temperature.
The work will be completed in line with the survey and quote, following all health and safety rules. We keep a safe working area for everyone on site at all times, and can work early, late or at weekends to limit disruption.
When we finish, our team will check the completed work with you and make sure you're happy with the job. We promise to leave your site safe, clean and tidy, with all waste removed.
Step 4 After care
Here at ICE Thermal, we go the extra mile to make sure every client is happy.
You'll receive a handover pack for your Hot Water Temperature Maintenance service, including the system design, circuit test records, controller settings and a pipe layout. Keep it with your building records, as it's useful for audits, insurers and future work.
Our dedicated customer service team will get in touch with every client after the Hot Water Temperature Maintenance service, to make sure all expectations have been met. We can also set up a regular testing plan to keep the system reliable.
You'll also be given the opportunity to write a Trustpilot review.
Our helpline is open 9:00 -17:30 Monday-Friday

What is hot water temperature maintenance?
Hot water temperature maintenance uses an electric heating cable fixed along the hot water pipe, under the insulation. The cable adds just enough heat to replace what the pipe loses. This keeps the water at a steady temperature, even when no one is using it.
Most systems use self-regulating cable. It adjusts its own heat output along its length, giving more heat where the pipe is cooler and less where it's warmer. A controller sets the temperature and can lower it at quiet times to save energy.
In many buildings, trace heating can replace a secondary return circuit. That means fewer pipes, no return pumps and less space taken up in risers.
Hot water trace heating services we offer
- Design of hot water temperature maintenance systems
- Supply and fitting of self-regulating trace heating cables
- Controllers, sensors and power connection kits
- Insulation over trace heated pipes, fitted to the right thickness
- Replacement of secondary return systems with trace heating
- Upgrades and extensions to existing trace heating
- Links to building management systems (BMS) where needed
What's included
- A free site survey of pipe runs, sizes, materials and outlets
- A system design with cable lengths, circuits and controls
- Supply of trace heating cable and all fittings
- Fixing of cable along the pipework to the maker's instructions
- Insulation over the cable and warning labels on the pipe
- Testing of each circuit before and after insulation
- Setting up of the controller and temperature schedule
- Handover with test records and a system layout
Key benefits of hot water trace heating
- Hot water on demand. Users get hot water quickly at every outlet.
- Supports Legionella control. Keeps pipework out of the temperature range where bacteria grow.
- Less water wasted. No more running taps while waiting for hot water.
- Lower energy use. Heat is only added where and when it's needed.
- Saves space. Can remove the need for a secondary return pipe and pumps.
- Easy to control. Temperatures and schedules can be set and checked from one controller.
When you need hot water temperature maintenance
- Users are waiting too long for hot water at taps and showers
- Water temperature checks show outlets are running below target
- Your Legionella risk assessment has flagged long or cool pipe runs
- A new build or refit is designing out secondary return pipework
- Parts of the building are used rarely and water stands in the pipes
- An existing secondary return system is unreliable or costly to run
Hot water trace heating for healthcare and high-risk buildings
Hospitals, care homes and other healthcare buildings have strict water safety rules. We work with estates teams, water safety groups and M&E consultants to design systems that support your water safety plan. The same approach suits hotels, leisure centres and student housing, where large numbers of people use the water.
Who we help
- Hospitals and healthcare estates
- Care homes and assisted living
- Hotels and leisure centres
- Blocks of flats and student housing
- Schools, colleges and universities
- Offices and large commercial buildings
- M&E consultants and contractors
Compliance and paperwork
Systems are designed to support HSE guidance on Legionella control, including ACOP L8 and HSG274, which set out safe hot water temperatures. Electrical connections are tested to BS 7671. RAMS are sent before work starts. On completion, you get a handover pack with the design, circuit test records, controller settings and a pipe layout for your water safety records.
